Rubber bottom seal along the base of a garage door

Signs the bottom seal needs replacing

  • Daylight showing under the closed door
  • Water or snowmelt pooling just inside the door
  • The rubber is cracked, torn, flattened or hardened
  • The seal has frozen to the concrete in winter
  • Leaves, dust or small animals getting in
  • The seal has slipped out of its retainer track

Why it fails

The seal sits in slush, salt and meltwater all winter and gets squashed every time the door closes. Over a few years it hardens, cracks and loses its shape. A seal that has frozen to the floor can also tear when the opener lifts the door.

Frozen to the floor

Chip the ice along the bottom edge before you open the door. If the opener keeps pulling against a frozen seal, it strains the opener and tears the rubber. If the seal is damaged, call us.

How we replace it

We slide out the old seal, clean the retainer, and fit a new one cut to the width of your door. We also check the bottom brackets and corners, since rust there often starts where water collects. For sides and top, see our weather stripping page.

FAQ

Bottom seal replacement: common questions

How much does a new bottom seal cost?

It is usually one of our lower-cost repairs. Call (226) 201-4777, tell us the door width and type, and we give you a straight price on the phone.

Is the bottom seal the same on every door?

No. Doors use different retainers, such as a T-shape, a bulb or a J-shape. We match yours.

Can I fix a gap under the door on an uneven floor?

A thicker seal or a threshold seal can help. We look at the floor and recommend what will work.
